It is the Anaheim Convention Center's mission to provide unparalleled service in a world class venue. Under minimal supervision, the department seeks a motivated and highly-collaborative Facility Maintenance Manager to manage, supervise, and coordinate the activities and operations of assigned construction maintenance, HVAC and electrical crews and programs within the Convention Center Division; to coordinate assigned activities with other divisions, outside agencies and the general public; and to provide highly responsible and complex staff assistance to the Convention Center Operations Manager.
The Anaheim Convention Center operates under one of the City of Anaheim's fourteen individual departments (Convention, Sports, and Entertainment Department) and has successfully kept pace with the phenomenal growth of the industry maintaining it's position as the largest and most successful Convention Center on the West Coast of the United States.
--- Essential Functions---
The following functions are typical for this classification. Incumbents may not perform all of the listed functions and/or may be required to perform additional or different functions from those set forth below to address business needs and changing business practices.
Assume management responsibility for the organization, staffing, and operational activities for assigned personnel and programs.
Manage and participate in the development and implementation of goals, objectives, policies, and priorities for maintenance operations program; identify resource needs; recommend and implement policies and procedures.
Select, train, motivate and evaluate maintenance program personnel; provide or coordinate staff training; work with employees to correct deficiencies; implement discipline and termination procedures.
Plan, direct, coordinate and review the work plan for the maintenance program; meet with staff to identify and resolve problems; assign work activities and projects; monitor work flow; review and evaluate work products, methods and procedures.
Participate in the projection, planning, procurement, execution, monitoring, and updating of the 5-year Capital Improvement Plan
Continuously monitor and evaluate the efficiency and effectiveness of service delivery methods and procedures; assess and monitor work load, administrative and support systems; identify opportunities for improvement and review with the Convention Center Operations Manager; implement improvements.
Manage projects from the initiation, planning, execution, control, to closing of projects; ensure that specifications reflect need and that work meets specifications
Manage and participate in the development and administration of assigned program budget; forecast additional funds needed for staffing, equipment, materials, and supplies; direct the monitoring of and approve expenditures; recommend adjustments as necessary.
Support and assist in the Leadership, Energy & Environmental Design (LEED) certification and program enhancements for Convention Center staff. Stay abreast of new trends, changes, laws and regulations associated with LEED certifications.
Monitor and ensure a safe working environment; ensure the uniform application and enforcement of established safety regulations; identify safety training needs; investigate accidents.
Coordinate maintenance program services and activities with those of other divisions and outside agencies and organizations; provide staff assistance to the Convention Center Operations Manager; prepare and present staff reports and other necessary correspondence.
Supervise a full range of maintenance, repair and reconstruction duties as required; understand the operation of a full range of heavy and light equipment.
Monitor National Pollutant Discharge Elimination System (NPDES), Local Implementation Plan (LIP) and Best Management Practices (BMP) for section compliance; Maintain compliance with Environmental Protection Agency (EPA).
Attend and participate in professional group meetings; stay abreast of new trends and innovations in assigned area of responsibility to include Americans with Disabilities Act (ADA), EPA, NPDES, maintenance related OSHA inspections, certifications and ongoing compliance.
Responsible for compliance with oversight of SCQAMD
Perform related duties and responsibilities as required.
--- Requirements ---
Candidates must have six years of progressive and responsible building maintenance or construction maintenance experience including two years of administrative and supervisory experience.
Candidates must possess knowledge and experience in government procurement protocol and procedures.
Candidates must possess knowledge of modern operational characteristics, services and activities of a facility maintenance program; modern and complex principles and practices of building maintenance; materials, methods, practices and equipment used in construction, maintenance and repair services and activities, maintenance and repair programs; safety practices of maintenance activities; capital project administration procedures; principles of municipal budget preparation and control; principles of contract administration; principles of supervision, training and performance evaluation; pertinent Federal, State, and local laws, codes and regulations; contract administration. Proper practices and procedures for workers' safety, including pertinent requirements of the California Occupational Safety and Health Act; Americans with Disability Act (ADA) and general safety regulations; State laws and City ordinances and codes applicable to building operation, maintenance, repair, alteration and construction.
Candidates must demonstrate the ability to effectively manage and coordinate the work of supervisory, technical and maintenance personnel; select, supervise, train and evaluate staff; interpret and explain Convention Center policies and procedures; interpret and apply pertinent Federal, State, and local laws, codes and regulations; contract administration; interpret proper practices and procedures pertinent requirements of the California Occupational Safety and Health Act; Americans with Disability Act (ADA) and general safety regulations; city ordinances and codes applicable to building operation, maintenance, repair, alteration and construction; perform a full range of construction work; estimate necessary materials and supplies; prepare and administer the program budget; administer contracts with service providers; prepare clear and concise reports; communicate clearly and concisely, both orally and in writing; establish and maintain effective working relationships with those contacted in the course of work including a variety of City and other government officials, community groups, and the general public.
Candidates must be in possession of a valid California Driver's license by date of hire.
