Reporting to the Director of Facilities, the Operations Manager will be responsible for assisting in the managing of the day-to-day operations of the facilities’ department, including managing maintenance staff as well as the office manager, processing job orders, scheduling staffing needs and ancillary support services, and technical set-ups. This position requires a “hands-on” approach running the daily operations.
Specific duties include, but are not limited to:
Manage maintenance staff and the office manager
Responsible for the day-to-day office administrative work including staff schedules, timekeeping, hiring, supervising and monitoring of staff performance
Schedule maintenance staff to accomplish all work-orders in a timely, organized manner
Technical set up for all conferences, board meetings, promotional points in front of house
Scheduling labor contractors and assign to shift/job leader
Overseeing facilities inventory such as furniture, equipment, etc. This includes coordinating the physical set-up of equipment based on building-wide work orders.
Preparing project specific budgets for the maintenance department as they relate to specific programming needs
Assist in Drill Hall operations, including preparing the building for all artistic openings in conjunction with the Armory’s production team
Assist with managing peripheral contracts: copy machines, breakroom equipment, cleaning equipment, a/c units
Work closely with Director of Facilities on developing policies and procedures, assisting in operations planning and cost estimates, and overseeing staff for all projects.
Work with the Director of Facilities and Managing Director to propose efficiencies in staff and consultant time management
EXPERIENCE AND QUALIFICATIONS:
Bachelor’s degree, preferably in a technical field
7+ years of operations management experience, preferably in a demanding real estate environment or arts organization.
Must have experience managing multiple complex projects involving staff and vendors
Must have strong desktop support experience
Strong leadership skills with a demonstrated ability to thrive in environments with multiple stakeholders, frequent change and diverse objectives
Experience recruiting, managing, and developing a strong team of staff, program/project managers and administrative professionals
Excellent communication, analytical and interpersonal skills
Conversational Spanish a plus
Ability to handle a variety of constituencies, manage multiple tasks simultaneously and thrive in a complex, fast-paced environment with multiple priorities

The Armory has spent $155 Million on capital projects in the past ten years including the restoration of four period interiors and renewed infrastructure to support arts presentation in the Drill Hall. Of that $155 million, about $112 million was spent on upgraded infrastructure, façade work and life safety systems.
With an FY17 operating budget of $20M and contributed income of more than $7M, the Armory has experienced explosive growth since its founding in 2007. That growth is expected to continue at a rate of approximately 10% per year in the near-term so that the Armory can continue to expand its programming and educational offerings and develop its staff infrastructure.
