The Manager of Facilities Maintenance provides managerial direction and oversight to the mechanical teams in the planning, directing, coordinating, and evaluating the maintenance and repair of the facilities, grounds, and equipment for Overture Center for the Arts. The Manager of Facilities Maintenance provides oversight and coordination for all major building- and equipment-related projects as well as works closely with the custodial team to coordinate projects.
Directs, coordinates, develops and oversees planning and work for the mechanical team including day-to-day operations, procedures, protocol and projects. Assesses and develops methods to track and maintain equipment and functions for maximum efficiency, functionality and preservation. Coordinates with the events and custodial departments on event preparations.
Performs all management-related functions including evaluating performance, disciplining, and handling grievances. Responsible for hiring, training, coaching and mentoring.
Uses knowledge of mechanical systems, electrics, plumbing, HVAC, boilers, chillers and cooling tower operations, chemical usage, building envelop maintenance, and related computer systems to assist the Director of Facility in overall departmental direction and long-range planning.
Oversees facility management software to manage workflow, maintain maintenance schedules and track inventory.
Assists with creating the annual department budget and capital budget items; responsible for overseeing and staying within the annual budget. Maintains vendor relationships and evaluates vendor performance to assure full compliance with standards established in service agreements.
Prepares contracts and requests for proposals; participates in the selection of contract services, vendor negotiation of service agreements, and materials and supply vendors.
Related duties as assigned.
6-8 years related professional, progressive experience in building maintenance and mechanical functions, including at least 2 years in a supervisory capacity, preferably in a union environment.
Knowledge of maintenance in a large facility with significant public attendance.
Experience using facility management software (preferably CMMS) to manage workflow, maintain maintenance schedules and track inventory.
Thorough knowledge of methods, practices, tools, equipment, and materials relating to the maintenance, repair, and upkeep of buildings, systems and mechanical equipment.
Thorough knowledge of the operation of plumbing, heating, refrigerating, ventilating, and other mechanical, electrical, and computerized building equipment and systems.
Working knowledge of boiler and cooling tower operations, repairs, maintenance, and chemical usage.
Certifications in HVAC, chillers and boiler preferred.
Extensive computer experience. Preferred experience in BAS, scheduling software and Microsoft Office Suite.
Ability to respond 24/7 to property events, emergencies or incidents.
Proven team player, ability to work with others, and communicate effectively in writing and orally.
Able to multi-task and manage competing priorities.
Must be able to operate a computer and have sufficient dexterity to use and manipulate the tools, equipment, and materials common to the maintenance, repair, and custodial upkeep of buildings, grounds, and mechanical equipment.
Ability to climb stairs, use ladders, and climb roofs on an occasional basis and to respond to emergency calls on a 24/7 basis.
